Five most expensive Keuka listings top $1.6M

    KEUKA LAKE (Sept. 18, 2012)—Keuka Lake offers a beautiful area to live, but lakefront property is a luxury not many people can afford. When luxury houses located right on the water go up for sale, their sale prices can often top a seven-figure sales number. Five of the lake’s most expensive homes currently listed range in price from $1,650,000 to $1,950,000. They include recently built structures to older houses on larger lots, but they all offer something unique to those looking to buy waterfront property in the area.
    “Obviously the air gets a little thinner,” said realtor Mark Malcolm. “Buyers are out there looking and there is interest, but offers are not common.”
    Malcolm said it usually takes longer to sell such expensive properties because there are not as many people who can afford them, and that the sense of urgency is not as great as it was in 2006.
    Currently the most expensive waterfront property for sale on Keuka Lake is located at 6972 West Bluff Dr. in Jerusalem. The two story property was built in 2004 and is listed at $1,950,000. It has four bedrooms, three and a half bathrooms and a total of 4,734 square feet.
    The house rests on a six acre lot right on the lakefront and includes a hot tub, patio, three car garage and 10 total rooms.
    The next most expensive lake front property for sale is at 14899 Keuka Village Road in Wayne. The $1,900,000 house, built in 2003, rests on a half acre lot, has three bedrooms, five and a half bathrooms and a total area of 3,418 square feet. This house includes a finished walk out basement, boat docks with automated hoists, and an in-ground pool.
    Third down the list includes 1073 East Lake Road in Barrington. Listed at $1,759,900, the two story house was built in 1927 with four bedrooms, two and a half bathrooms and a total area of 2,350 square feet. Sitting on a 3.4 acre lot, the house includes hardwood floors, a wood burning fireplace and a two car garage.
    The next most expensive property is a wooded lot at 4188-4166 West Bluff Dr. in Jerusalem. Sitting on 84.3 acres of land, the $1,699,900 house was built in 1930 and includes four bedrooms, two bathrooms and a total area of 1,660 square feet. The house is listed at one story and includes an enclosed porch, wood burning stoves and hardwood floors.
    The fifth most expensive property for sale on the lake is at 12262 West Lake Road in Pulteney. Listed at $1,650,000, the 4,232 square foot house includes two stories, four bedrooms and three bathrooms. Built in 1930, the house includes a hot tub, fireplace, hardwood floors and is located on a 1.3 acre wooded lot.
    Out of the five most expensive houses, two of the top five properties listed have had their prices reduced. Malcolm said since there are fewer buyers in this price range, a softening in value and having no appreciation on Keuka Lake since 2007 has led to dropping prices in order to remain competitive.
